Position Type: Full-Time, Remote
Location: Remote LATAM (Supporting Miami & Orlando, Florida Markets)
Working Hours: U.S. Business Hours (EST)

About the Role

We are seeking an experienced and highly organized Operations Manager to oversee the day-to-day operations of a growing property management company serving rental owners and tenants throughout the Miami and Orlando markets.

This is a leadership role responsible for ensuring operational excellence across leasing, maintenance coordination, client relations, rent collection, renewals, and property operations. You will lead a team of six professionals while driving accountability, efficiency, and performance across the organization.

Responsibilities

Team Leadership & Operations

  • Oversee daily operations across the Miami and Orlando property management portfolio.
  • Lead, mentor, and develop a team spanning leasing, operations, maintenance coordination, and business development.
  • Conduct weekly team meetings to review priorities, outstanding tasks, and operational performance.
  • Ensure proper staffing and resource allocation across departments.
  • Establish and manage KPIs for team members and departments.
  • Hold employees, vendors, and tenants accountable to company standards and timelines.
  • Create operational consistency and improve workflows across the organization.

Leasing & Occupancy Management

  • Oversee leasing operations and vacancy management.
  • Ensure listings are accurate, competitive, and marketed effectively.
  • Monitor occupancy performance and vacancy trends.
  • Ensure vacant units are leased quickly while maintaining tenant quality standards.
  • Manage lease renewal processes and rental rate adjustments.
  • Monitor leasing performance metrics and implement improvements as needed.

Unit Turns & Property Operations

  • Oversee the unit turn process from move-out to move-in.
  • Ensure unit turns are completed on time and within budget.
  • Coordinate vendors, maintenance teams, and operational staff throughout the process.
  • Monitor turn costs and identify opportunities for increased efficiency.
  • Ensure units meet company quality standards prior to occupancy.

Owner & Client Relations

  • Serve as a key point of contact for property owners.
  • Respond to owner concerns and operational inquiries promptly.
  • Maintain strong owner relationships through proactive communication.
  • Ensure seamless onboarding of new clients and properties.
  • Support owner retention and long-term satisfaction.

Maintenance Coordination

  • Manage maintenance operations and vendor relationships.
  • Ensure work orders are completed efficiently and cost-effectively.
  • Monitor maintenance response and resolution times.
  • Coordinate communication between tenants, owners, and vendors.
  • Ensure property inspections are scheduled and completed on time.
  • Monitor maintenance expenses and service quality.

Financial Operations & Collections

  • Oversee rent collection processes across the portfolio.
  • Monitor delinquency reports and collection performance.
  • Ensure notices and legal actions are initiated promptly when necessary.
  • Support eviction processes in accordance with company procedures and local regulations.
  • Monitor maintenance and turn expenses against budget.
  • Identify opportunities to improve operational profitability while maintaining service quality.

Systems & Process Improvement

  • Develop and improve operational workflows and procedures.
  • Implement accountability systems and performance tracking.
  • Support process automation and operational efficiencies.
  • Ensure consistent use of company software and operational tools.
  • Identify opportunities to improve owner, tenant, and employee experiences.

  • Minimum of 2 years of leadership or operations management experience.

An Operations Manager's day focuses on leading teams, resolving operational challenges, monitoring performance, and ensuring property management processes run efficiently.

You will:

  • Meet with team members and department leads.
  • Review leasing activity, vacancies, and occupancy metrics.
  • Monitor maintenance requests and vendor performance.
  • Follow up on owner concerns and onboarding activities.
  • Review rent collections and delinquency reports.
