Unicorn Role Overview:

The Portfolio Accountant will support the financial operations of a commercial real estate firm by managing financial reporting, reconciliations, and compliance for a portion of the company’s property portfolio. Working closely with the Senior Portfolio Accountant, this role ensures the accuracy of property-level accounting, financial reporting, and adherence to company Standard Operating Procedures (SOPs).

This position is responsible for handling half of the company’s total property portfolio, allowing the Senior Portfolio Accountant to focus on strategic, supervisory, and process development initiatives.

What You’ll Do:

  • Maintain accurate financial records for assigned real estate properties.
  • Prepare and review monthly financial reports, bank reconciliations, and variance analysis.
  • Assist in TICAM reconciliations (common area maintenance, taxes, and insurance) to ensure lease compliance.
  • Review and validate general ledger entries, accruals, and journal adjustments at the property level.
  • Work with AP and AR teams to ensure accurate invoice processing, vendor payments, and tenant receivables.
  • Ensure proper coding of invoices and expenses based on lease terms and operating agreements.
  • Assist in resolving discrepancies with vendor invoices, tenant payments, and lease terms.
  • Provide supporting documentation for external audits and tax filings.
  • Ensure compliance with GAAP accounting principles and internal financial controls.
  • Assist in compiling financial statements and audit schedules for year-end reporting.
  • Ensure all accounting processes align with company SOPs and provide recommendations for process improvements.
  • Collaborate with the Senior Portfolio Accountant to implement best practices and strengthen financial controls.

Requirements

  • Bachelor’s degree in Accounting, Finance, or related field.
  • 3+ years of experience in commercial real estate accounting.
  • Proficiency in Yardi Voyager or other real estate accounting platforms.
  • Strong understanding of GAAP and real estate financial reporting.
  • Experience with CAM reconciliations and lease-based accounting.
  • Advanced Excel skills (financial modeling, reconciliations, variance analysis).
  • Highly detail-oriented with a commitment to accuracy and compliance.
  • Strong analytical and problem-solving skills to resolve financial discrepancies.
  • Excellent communication and collaboration skills to work effectively with internal teams and external stakeholders.

Preferred Qualifications:

  • Experience working in a multi-entity real estate environment.
  • Knowledge of property tax compliance and loan covenants.
  • Familiarity with real estate fund accounting and investor-level reporting.
  • CPA, CMA, or other relevant certifications are a plus.

Time Commitment: Full-Time, 40 hours per week

Schedule: Monday - Friday, 8:00 AM - 5:00 PM EST (Potential to shift earlier to 6:00 AM - 3:00 PM EST)
