Senior Project Manager

Job Description

The Senior Project Manager provides high-level leadership, overall project management and production operations. This role ensures that projects are delivered profitably, safely, and with exceptional client satisfaction.

They partner closely with estimating to secure new work, oversee accurate forecasting and job costing, manage change order profitability, and coach internal leadership to achieve operational excellence.

The Senior Project Manager is both a strategist and mentor—responsible for elevating our client’s project delivery systems and developing the next generation of leaders across the Project Management, Superintendent, and Foreman levels.

Responsibilities:

Strategic Leadership

  • Serve as the senior production leader responsible for overall project profitability, forecasting accuracy, and field execution standards.
  • Partner with the Operations Manager to align project forecasts, job costing, and A/R schedules to ensure strong financial visibility.
  • Collaborate with the Estimator to review bids, refine scopes, and assist in closing projects with general contractors.
  • Review contracts, scopes, and documentation to identify potential legal, schedule, or payment risks.
  • Represent our client in high-level GC and client meetings, maintaining trust while defending the company’s interests.

Financial Forecasting & Invoicing

  • Oversee financial forecasting for all projects and ensure accuracy of job costing and WIP reports.
  • Review and approve monthly billings and change orders; ensure invoicing is completed 100% without executive involvement.
  • Monitor labor, material, and subcontract costs to ensure project profitability targets are achieved.
  • Support A/R follow-up with Operations to ensure timely collection of payments.

Change Order & Risk Management

  • Lead the full change order lifecycle: identification, pricing, negotiation, and documentation.
  • Train project management and field teams to recognize and document scope changes proactively.
  • Develop written narratives and backup documentation for all change order submissions.
  • Protect contractually through clear correspondence, timely RFIs, and documentation.

Team Leadership & Mentorship

  • Coach and mentor the Project Manager, Superintendents, and Foremen through structured one-on-ones and team meetings.
  • Oversee the development and implementation of field and PM training programs.
  • Set performance expectations and accountability systems for forecasting accuracy, job closeout quality, and documentation standards.
  • Create and maintain a culture of discipline, ownership, and respect aligned with core values.

Client & Business Development

  • Strengthen relationships with key GCs and property managers to improve our client’s bid-hit ratio and negotiated opportunities.
  • Collaborate with estimating to present proposals, answer scope questions, and close awarded projects.
  • Represent our client as a consultative, solution-oriented partner in preconstruction and execution phases.

Operational Excellence & Process Improvement

  • Evaluate current workflows and identify opportunities for efficiency and software integration.
  • Partner with the Operations Manager to standardize reporting and eliminate redundant systems.
  • Ensure Procore, Clearstory, and Master Business Plan data remain current and accurate across all projects.
  • Lead production meetings to review forecasting, COs, and risk items.

Requirements

  • 5+ years of commercial construction project management experience, with at least 3 years in a senior or executive role strongly preferred.
  • Proven ability to manage million-dollar, multi-month projects from start to finish.
  • Strong knowledge of AIA contracts, construction law fundamentals, and project documentation standards.
  • Advanced experience with forecasting, invoicing, and change order negotiation.
  • Proficiency with Procore, Clearstory, Microsoft Office Suite (Excel mastery required), and CRM tools.
  • Excellent written and verbal communication skills.
  • Demonstrated ability to lead and develop teams.
  • Experience with prevailing wage, union, and private projects preferred.
  • Currently living in Latin America.
